'es' vs 'está' for locations.

I want to say " In fact, my office is in my bedroom.".

I think it would be "De hecho mi oficina está en mi dormitorio."

However, my colleague says it would be more natural to say "De hecho mi oficina es mi dormitorio."

Wouldn't that mean, "In fact my office is my bedroom"

Is my colleague wrong are are there rules about how es and está work in certain situations?

(Sadly my colleague has gone so I can't ask him about it!).

Both are correct:

está: my office is located in my bedroom

es: my bedroom in fact works as my office too

En tu dormitorio está el asiento de tus negocios

Tu dormitorio es la sede de tus negocios.

Your bedroom is your business' headquarters.

asiento, sede = seat -government-, headquarters -company-, see -RoCaChur-

I would say "de hecho tengo mi oficina en mi dormitorio" or "de hecho mi dormitorio hace de oficina" (or "hace también de mi oficina", or "hace las veces de oficina para mí") - aleCcowaN, Oct 8, 2017

Mi oficina es mi dormitorio. ( You don't have the word "en",it isn't a location, it Is simple existence).
My office Is ( or equals ) my bedroom.

Mi oficina está en mi dormitorio( location).
My office Is located in my bedroom.
