Como puede traducir "The thing is"

Por ejemplo,

A: Porque no no salés esta noche? B: "The thing is, I hape to finish my homework"

Quizá, "La cosa es, tengo que terminar mi tarea."?

In Argentina, we also use "El tema es que...." (but both "La cosa es (que)" and "Es que" are possible)

Also, I was thinking, we say : "Lo que pasa / Lo que ocurre" which is not a literal translation, but it conveys the same message

I would say "Es que tengo que terminar mi tarea."

"Es que" means something similar to "the thing is." It's not exact, but it would be my best guess.
