Generally speaking…Estar is used to describe a place or condition. These are things that are more susceptible to change.

Ser denotes things that are less changeable or permanent.

Juanita (ser) es bonita. Juanita is beautiful. This is her unchanging natural disposicion. But,…Que bonita (estar) está hoy. How pretty she is today. (She is pretty today…but, what about tommorrow?

La uva (ser) es verde. The grape is green. That’s it’s natural color. La uva (estar) está verde. The grape is green. It’s not ripe yet.

Watching the 10 minute Learn video on ser & estar will really help you. It even gives some hints to remember which one to use.

Location or temporary condition (LoCo).... 'estar'.

Jose está en el parque. Jose is in the park.

More permanent characteristics, professions, family relationships are some things that need "ser".

Soy profesora.

I am teacher.

Jose es mi hermano.

Jose is my brother.

It sounds to me like your talking about common or polite speak. For instance, if your talking to a family member or close friend you can use: Como estás. But you should always use the polite version when speaking to a stranger or someone you don't know well: Como está.
