Whats the difference between aqui tiene and aqui esta?

Every time a native spanish speaker hands me something they tell me aquí está or aquí tiene, whats the difference between these two phrases?

"Aquí tiene" and "aquí está" have the same meaning when you deliver something to somebody.

"Aquí está" is used to indicate that somebody has arrived or is already present.cheese
