They can be used as either adjectives or pronouns, so they must coincide with the gender of the noun they represent, ie: Esta casa es muy cara / esta es muy cara. Este arbol es muy viejo / este es muy viejo.

When you want to say "this". And for "ésta", when meaning this, it's necessary to put the accent on the "e", as to avoid mixing it up with "está".

The question is not about está which is a conjugation of estar. Está has a tilde, esta doesn't need one because it follows the pronunciation rules. - Sabor, May 4, 2011

"este" means "this". "este" is a demonstrative adjective that changes gender and number. "este" describes masculine objects. When "this" is a feminine object, you use "esta". "ese", another demonstrative adjective, means "that" and it also changes number and gender.
