Does the formula: adjective + de + infinitive, have any exceptions to the rule?

Es difícil de creer que estoy empezando a comprender el uso de "de"!
It's hard to believe that I am beginning to understand the use of de!
Am I using the forumula correctly in the above sentence?
Is the pattern consistant or are there exceptions?

"Es difícil amar mi universidad cuando tengo tantos maestros mediocres" (It's hard to love my college when I have so many mediocre professors.")
"Mi universidad es difícil de amar" ("My college is hard to love.")
Can you guess what the difference is about?

Everything has its exceptions "de" covers two pages, in general you have it, but please go to the translator or to DRAE for the myriad of uses of "de'. I still get it wrong ,but nevermind practice will get you there.
