help with ser vs estar!

In the following **sentences**, would you use "es" or "está" and why?

"El alquiler mensual is/esta es/está 1.245 dolares"

"¿Qué es/está mi especialización?"

"Te llevas bien con la gente y quires vivir en un sitio excelente, estás/eres la persona a que necesito."

Thank you very much, I have a Spanish test tomorrow and knowing this will help me understand.

I would actually use cuesta (costar).

For the second one, it's es, because especializacion wouldn't be changing.

The third is eres because you're describing the person.
