Hay vs. está/están

What´s the diference between these two questions: ¿Qué hay en está habitación? / ¿Qué está en esta habitación? Or is only one of them correct?

¿Qué hay? to say what is or are is correct. ¿Qué está is incorrect.

I think that the difference is that "qué hay" means what exists, whereas "qué está" means what is located. I would say hay in this case.
