I am a receptionist in a Community Service office, and a spanish client walks in and they have a 10 minute wait to see their Case Manager. How do I tell them to have a seat?

"Tome asiento, por favor" is a formal way to tell it.

You can also say:

Por favor, tome asiento, solo será un momento.

Take a seat, it will only be a minute)
